How to avail subsidy under CLSS of PMAY or Pradhan Mantri Awas Yojana?
The process of availing subsidy under CLSS of PMAY is very simple and easy. The home loan under PMAY can be availed from approved banks and financial institutions. PMAY works through two central nodal agencies – National Housing Bank (NHB) and Housing Development Corporation (HUDCO).
These agencies channelize funds to the approved lending institutions who in turn transfer the funds to the eligible applicants. The entire procedure has 5 easy steps –
- Loan Application – The first step is to make a home loan application to a lending institution. The lending institution must have signed a Memorandum of Understanding (MOU) with the NHB or HUDCO for providing this subsidy.
- Determination of Loan eligibility – The next step involves the amount of loan to be sanctioned based on the application and eligibility of the applicant.
- Approval – The loan application is forwarded to the central nodal agency for its approval.
- Transfer of Funds – If the loan application gets approved, the subsidy amount is transferred by the central nodal agency to the lending institution.
- Deposit of Subsidy – Finally the credit linked subsidy is deposited in the applicant’s loan account by the lending institution.
How much loan amount one is eligible for?
Pradhan Mantri Awas Yojana eligibility for a home loan is based on the annual income and category of the individual/household. It would be easier to understand it with a table:
Category | Subsidy | Original Loan Amount | Original EMI | NPV of Subsidy | Revised Loan Amount | Revised EMI |
EWS with income < 3 lakh | 6.5% for loan up to Rs.6 Lakh | Rs.6 Lakh | Rs.5398 | 2.67 Lakh | Rs.3.33 Lakh | Rs.2996 |
LIG with income < 6 lakh | 6.5% for loan up to Rs.6 lakh | Rs.6 Lakh | Rs.5398 | 2.67 Lakh | Rs.3.33 Lakh | Rs.2996 |
MIG1 | 4% for loan up to Rs.9 lakh | Rs.9 Lakh | Rs.8098 | 2.35 Lakh | Rs.6.65 Lakh | Rs.5983 |
MIG2 | 3% for loan up to Rs.12 lakh | Rs.12 Lakh | Rs.10797 | 2.30 Lakh | Rs.9.70 Lakh | Rs.8727 |
Hence, it is clear that the subsidy amount is deducted from the overall loan amount resulting in a reduced EMI.
